It's no secret I LOVE looking at the numbers - and what better to scratch my number itch than interesting property statistics!

So today I thought I would share a bunch with you that give fascinating insight into the Australian Property Market.

Let's first look at the top group of the investors in Australian - you may be surprised to know that the 65 to 75+ year old group of citizens own the highest percentage at 17% or approx 552,500 properties (out of the 3.25 million current investment properties).

Eventually as this age group passes on its highly likely that beneficiaries of these assets are going to liquidate to be able to have cash injection into their own personal lives.

Now here is the the interesting fact.

Over the years the ATO has shared that less and less people are entering the investment market - between 2009 and 2014 we used to see approximately 60,000-70,000 new property investors but over the last few years that has dropped to only 19,000!

This has certainly played a role in the rental crisis because nearly 72% of investors only hold ONE investment property. There are actually very very few people that hold 4 or more investment properties (we're talking 2.11% of investors and the number goes down when the number of properties go up).

If we don't have new investors entering the market we are not going to have enough rentals available. It's that simple.

In fact, 54% of investors in Australia are also claiming to be negatively geared (according to the ATO) during the 2019-20 financial year - this means that they are running at a loss! They are not the evil money hungry people that social media conversations have them portrayed. They are literally spending their weekly wages to keep the property afloat.  There is nothing sinister about creating a financially secure future via capital growth whilst simultaneously providing a home for a family to feel safe and secure.
