If you regularly read my content, you will know that I have been reminding you for the last 6 months that WHEN the rates begin to drop, the prices of properties will go up.
Well, guess what? Everyone is 95% confident that this first drop is going to happen next week...
...and then, lo and behold—research from CoreLogic tells us that properties are about to go up, up, up!
An average of 6.1% increase in property value for every 1% drop in rates—that’s what the data tells us.
So even with just a quarter of a percent drop, that could mean an increase of approximately $10,000 on a property valued at $650,000.
Higher purchase prices also mean more stamp duty fees.
$10,000 might not seem like much, but what people are forgetting is supply vs demand. With more buyers entering the market due to higher borrowing capacities, the real bump in prices will be far greater.
We’ve used Christmas as an excuse.
We’ve used school holidays as an excuse.
We’ve used the new year and getting everyone back into a routine as an excuse.
What excuse are you using now to stop yourself from taking action before you’re priced out of the market?
