If you listened to the media, you'd think interest rates were the only thing that mattered in property investing.
Every week there's another headline predicting rate cuts, warning of rate rises, or debating what the Reserve Bank will do next. Investors are being conditioned to believe that their financial future depends entirely on a decision made by the RBA.
But after working with property investors for many years, I can tell you something important:
Interest rates don't build wealth. Your decisions do.
Think about it for a moment. Some of the wealthiest property investors in Australia bought during periods of much higher interest rates than we have today. In the late 1980s and early 1990s, mortgage rates were well into double digits. Yet many of those buyers went on to create significant wealth because they bought quality assets and held them long enough for time to do the heavy lifting.
On the flip side, I've seen people sit on the sidelines for years waiting for the "perfect" interest rate environment. They tell themselves they'll buy when rates fall, when the market stabilises, when prices soften, or when they feel more confident. Meanwhile, property values continue to move, rents continue to rise, and opportunities quietly pass them by.
What matters most isn't whether rates are 5%, 6% or 7%. What matters is whether you're making strategic decisions that position you for the next 10–20 years.
The Real Drivers of Wealth
Long-term property wealth is usually built through a combination of:
- Buying the right asset
- Buying in the right location
- Having a clear strategy
- Managing cash flow sensibly
- Holding quality property over time
Notice that "predicting the next interest rate move" isn't on that list.
Yes, rates affect borrowing capacity and cash flow. They absolutely matter. But they are one variable in a much bigger equation.
Australia's population continues to grow. Housing supply remains constrained in many areas. Construction costs are still elevated. Rental markets across much of the country remain tight. These are powerful long-term fundamentals that don't disappear because of a quarter-percent rate movement.
The Cost of Waiting
One of the biggest hidden costs in investing is delayed action.
Imagine someone who wanted to buy a quality investment property two years ago but decided to wait for rates to fall. They may have avoided some higher repayments, but in many markets they also missed:
- Capital growth
- Higher rental income
- Loan principal reduction
- Time in the market
And time is the one thing you can never get back.
I often say that successful investors aren't necessarily the people who buy at the absolute bottom of the market. They're the people who consistently make good decisions and stay in the game.
Focus on What You Can Control
You can't control interest rates.
You can control:
- How much you save
- How you structure your finances
- What property you buy
- Where you buy
- Whether you take action or keep waiting
The investors who build meaningful wealth tend to focus their energy on the things they can influence, rather than obsessing over the things they can't.
My Message to Investors Right Now
Don't let interest-rate headlines make your decisions for you.
Look at your long-term goals. Look at your strategy. Look at the opportunities available in today's market.
Because twenty years from now, the question probably won't be, "Did I buy when rates were 5.85% or 5.35%?"
It will be, "Did I buy quality assets and give them enough time to grow?"
That's how wealth is built.
Not by predicting every rate move, but by making good decisions consistently over time.
The best investment decisions start with the right strategy. If you'd like to discuss yours, I'd be happy to help.
