About two years ago, I shared an email with my community about one of my favourite money strategies: a forced savings technique that has worked time and again. At its core, it’s simple. Make a mortgage payment on an investment property you’re holding.
Let’s break it down.
If you saved $150 in a traditional savings account every week, in 10 years you’d have around $78,000, plus any interest. That’s a great effort and not to be underestimated, especially in today’s economic climate.
However...
What if instead of saving that $150 each week, you used it to hold an income-generating asset?
Take an investment property, for example. The right property in the right location can turn that same $150 a week into a significantly larger outcome.
Even a modest $500,000 property purchased today could be worth $1 million in 10 years. If you sold it and paid off the remaining debt, the rest would be yours in cash.
Would you prefer $78,000 in a savings account or $1 million in equity?
I know which one I’d choose.
The truth is, setting aside $150 every single week is hard. Life happens. Expenses come up. It’s easy to skip a week or two.
But a mortgage repayment feels like a bill. It’s something that simply has to be paid. That’s why I call it forced savings.
This method keeps you on track.
It removes the temptation to dip into your savings.
And it helps you build wealth in a way that regular savings rarely can.
What does $150 a week look like?
- One tradie call-out
- A personal training session swapped for a home workout
- A few work lunches packed instead of bought
Small swaps with a big future payoff.
You don’t need to give up your lifestyle completely. But a little discipline now can significantly change your lifestyle later.
If you’re already set to save $1 million over the next decade, amazing. Keep going.
But if not, and if you don’t fancy the idea of tinned spaghetti in retirement, let’s talk. There are property options for all budgets. And if you have the borrowing capacity, I can help you find a smart investment.
Whether it's a brand-new build or an established property, I’m here to help you find the right fit to start or grow your portfolio.
